Residential properties have distinct differences in their locations to physical characteristics to utility offered to the user. These can individually or collectively impact marketability (generally, appeal) to market participants and the resulting value reported as a sales price. 

The appraisers first task is to qualify and quantify these aspected of the property being appraised. Then the appraiser determines the appropriate approaches to value (sales comparison, cost, and income) applicable to the appraisal. Market research, as appropriate, of relevant comparable sales, land sales, cost data, and income data (via property rental) is conducted to develop market-supported values from the approaches used. Finally, the approaches are considered (reconciled in appraiser-speak) to arrive at a supported opinion of market value.
